Project brief:

Local Partnerships teamed up with Rotherham Metropolitan Borough Council (MBC) to explore housing development opportunities within the local authority. TerraQuest was commissioned to conduct assessments on two council-owned sites during the project's design phase. Both sites ranged between 0.5 and 1 hectare in size, each with well-defined boundaries.

Our solution:

The assessments provided detailed information on the development sites, including crucial early-stage risk assessments. TerraQuest leveraged highly experienced land referencing and town planning consultants to analyse the data, delivering reliable risk assessments that developers could trust. Additionally, TerraQuest offered proactive support and expertise, ensuring clarity and addressing specific queries throughout the project.

• Land referencing service including description and analysis of titles and encumbrances.
• Compilation of search data from local authorities, Land Registry, and utility and telecommunication suppliers.
• Assessment of search results and desktop research to develop a risk view for each development site.
• Attendance at design meetings to provide detailed responses to questions about the development potential of each site.
• Implementation of a traffic light system to assess the development risk of each site.
• Production of map-based reports offering comprehensive assessments of each site.
• Desktop research encompassing environmental, geological, and hydrological factors, planning, building control, charges, utilities, and other constraints.

The outcome:

TerraQuest’s involvement provided Rotherham MBC with in-depth site assessments, crucial for informed decision-making during the early stages of the development process.
