The project:

Gloucester City Council commissioned TerraQuest to find appropriate land for regeneration within this specific urban area to assist them in delivering their City Plan 2016-2031, which sought to revitalise Matson and Podsmead.

Our solution:

Our approach involved enabling proactive research within customer defined geographic regions to pinpoint land aligning with client specifications. Along with utilising advanced computer modelling to swiftly uncover areas with development potential.  

By employing our proprietary scoring and development appraisal system we were able to expedite the precise identification of individual sites.

• Sites to be wholly within Matson and Podsmead area within GCC administrative boundary.  

• Sites not to be subject of planning policy development or environmental constraint Search Criteria  

• Land classified by OS MasterMap ‘general surface’ (but not a residential garden) or ‘unclassified’ land >0.1 hectare was included.  

• Potential sites identified which have access to existing transportation links were weighted in favour of development.  

• Of potential sites identified; those within close proximity to other GCHs properties were weighted in favour of development.

The outcome:

TerraQuest efficiently deployed our Site ID Land Finding Service, providing the following outcomes, including a comprehensive site report and maps for each candidate site:

• Provision of mapped layers, thoughtfully selected by TerraQuest for integration into the GHC GIS system.

• An in-depth analysis of housing demands within specified land areas, leveraging the data derived from the mapping results.

• We successfully unveiled six promising candidate sites from an initial pool of 32 potential sites, spanning 24 hectares. These sites were discovered within a concentrated search area of 2 square kilometers.
